One figure, and nothing invented to reach it
Rugs from short-stay properties get quoted the same way as rugs from family homes: opened out, read, and priced once. Where a piece has taken more salt and sand than it can come back from, we say that rather than washing it and letting the owner work it out later.

Rug washing Cabarita Beach, at the southern end of the coastal loop
The same buildings, given new lives
The story of this strip is a story of second uses. The original Cabarita Hotel opened on 17 December 1960, the settlement's first substantial development, and has since been replaced by a more modern building on the same footing. Then in 2015 a surf motel dating from the same era was rebuilt into Halcyon House, a boutique hotel that went on to earn international design recognition. Two buildings from the 1960s, both reborn rather than bulldozed for something generic. That is a fair description of the whole place: a small beach strip that keeps rebuilding on its own bones instead of starting over somewhere new. It is also, as it happens, the exact argument for washing a good rug rather than replacing it.
Keeping something well made and giving it another life is the local habit here. It is also the entire business we are in.
A hundred and one residents, and everybody else
The permanent population is 101 people at the 2021 census, barely changed from 103 in 2016, which is a genuinely tiny headcount for a strip that carries holidaymakers and day visitors from across the Tweed Coast and beyond. That gap between residents and visitors shapes our work here more than any other single fact. Roughly half the rugs we collect come out of properties that are let rather than lived in, and those rugs live a different life from a family one: a year of wear compressed into a few busy weeks, then months of stillness with the load sitting in the fibre. Both kinds get the same process and the same honest assessment. What differs is the advice around it, because a rug in a house that empties needs handling that a rug in a permanently occupied home does not.
Closer to the salt than anywhere else we go
Sitting on open coast east of the road puts this strip closer to salt spray than any other locality on our Northern NSW run, and salt behaves differently from sand. Sand is mechanical, it cuts. Salt is chemical, it draws and holds water out of the air and keeps whatever it is sitting in permanently a little damp. A rug carrying a salt load never fully dries, which is why growth turns up here in houses that are otherwise spotless, and why mustiness in a closed property is a matter of when rather than whether. None of that is anybody's fault and none of it is unfixable. It does mean that between long vacancies a rug should be lifted off the floor rather than left flat, and that a call at the smell stage saves a great deal of trouble later.

Premier Rug Cleaning and Washing - Northern NSW
A service area listing rather than premises to visit. It sets out the coast we work, the driver comes to the door, and the wash itself happens over the border in Queensland.
Back up the coast road
That distance is ours to carry and it never lands on your quote. Cabarita Beach is collected with Bogangar and Kings Forest, and the window is set once the southern day is scheduled.
A headland walk, two buildings reborn and a very small resident count
A narrow strip of coast with far more life on it than its census figure suggests.
A timber boardwalk and staircase climbs the headland at the southern end of the beach, linking the sand to open views running north and south along the Tweed Coast.
A walk this well used by locals and visitors alike sits in the middle of our coastal loop, and the houses around it are minutes from the run that covers Kingscliff and Casuarina.
Between June and October it is a genuine whale watching spot, with humpbacks and occasionally southern right whales passing close enough to see from the top, and interpretive signage along the walk sets out the area's Aboriginal cultural connection, including shell midden sites built up over a long period.
The original Cabarita Hotel opened on 17 December 1960 and has since been replaced by a more modern building, while in 2015 a surf motel from the same decade was rebuilt into Halcyon House, a boutique hotel that earned international design recognition.
Reinvesting in something well made rather than replacing it is exactly the case for washing a rug worth keeping, and it is a conversation we have here more than most places.
Two buildings from the same era, both given new lives rather than cleared away for something generic. That arc tells the settlement's story better than any invented history could: a small beach strip that keeps rebuilding on its own bones.
The permanent population sits at 101 residents at the 2021 census, barely moved from 103 in 2016, a tiny headcount for a strip that draws visitors from across the coast and beyond.
With a resident count that small, the rugs we collect here are as likely to come from a let property as a home, and both get the same reading and the same wash.
Locally, this settlement and Bogangar are used interchangeably for the same place, though official paperwork calls for Bogangar. It is a genuine everyday quirk of living somewhere carrying two names at once.
What customers say about Cabarita Beach

Cabarita Beach first, then the coast behind it
A strip this small has a short card list. The larger figure covers everywhere our vans collect from.
Next door, and two beaches down

What Cabarita Beach owners and managers ask
The property is let out. Can you work around bookings?
Usually, if we know the dates. The southern coastal run has a scheduled day, and once the run is set we confirm a window so you can plan around a changeover. What we cannot do is compress the drying, so allow about a week from collection to return for a standard wash.
What sets the price?
Fibre, construction, size and condition, read with the rug open in front of us. A holiday property is priced no differently from a family home, and the length of the coast road drive is ours to absorb rather than yours to pay for.
Sunscreen has gone into a pale rug. Is that recoverable?
Frequently, if it has not been rubbed at repeatedly first. Sunscreen is oily, so it needs breaking down before anything water-based will shift it, and the two steps done in the wrong order set the mark permanently. That is why we test before treating and why the honest answer sometimes is that a stain has become part of the rug.
Why does the rug by the door smell when the dog is in the surf every day?
Salt water in fur goes into the pile and holds moisture there, so the rug never dries and everything in it ferments instead of dispersing. That is usually the smell rather than anything the dog has done. Where urine is in the mix as well, only immersion reaches the depth it settles at and takes it out at the source. Controlled drying stops the whole thing building back up.
Do you collect from Bogangar, Kings Forest and Hastings Point too?
All of them, on the southern leg, with Round Mountain and Pottsville further down the coast. Two or three houses sending on one morning makes the run work better for everyone, and every rug after the first has $20 off taken from it.
What should we do with the rugs before closing the house for winter?
Lift them if you can, and roll rather than fold. A rug left flat on a cool floor in a shut house is the exact condition growth needs, and it is the single most common cause of the musty smell people find on their first visit back. If it already smells when you arrive, ring then rather than waiting for a mark to appear.
