Surfers Paradise fits 26,412 people into 6.2 square kilometres between the Coral Sea and the Nerang River, and the great majority of them live above the ground floor. That single fact shapes everything about rug care here. Floors are tile, stone or engineered timber wall to wall, so rugs do all the softening, all the sound absorbing and all the work. Two very different owners send them to us. Residents own designer and heirloom pieces bought for one specific room and measured to the centimetre. Letting managers own rugs that turn over between bookings and have to look right in a photograph on Monday. Body corporate rules, lift bookings, lobby handovers

Getting a rug out of a Surfers building is the part other cleaners find awkward. Service lifts get booked, loading zones have windows, concierges want notice, and some buildings will not let a trolley through the front doors at all. Our driver deals with that every week, so the arrangement is simply made rather than negotiated: the rug is rolled at your door, carried down, and taken away with a confirmed return. Nothing is subcontracted and nobody unfamiliar turns up in your foyer. It matters more here than in a house because the alternative is worse. Between bookings there is no week to spare, so extraction earns its place on turnaround alone. It also suits the construction of nearly everything in a letting pool. The owner's own pieces in the main rooms are handled the slow way and quoted as their own job, never bundled in with the rest.
