A rebuilt suburb furnished from scratch
Newstead's housing is overwhelmingly new and vertical: architect-designed apartment buildings and warehouse-style conversions with hard floors throughout, engineered timber, polished concrete and tile. Rugs supply the softness in every one of them, usually bought new and sized to the room.
Wool, viscose blends and designer pieces cannot go near a domestic machine, and no balcony is big enough to dry one on.
Sealed buildings, settled moisture
The suburb sits on low river flats at the creek mouth, so the air is humid with nowhere to drain, and apartment living adds its own trap: sealed buildings, air conditioning cycles and rugs that never see direct sun. Moisture and fine city dust settle into the pile unnoticed. Our immersion wash at Yatala strips both out, and complete drying at the facility does what no apartment can.
Keep the best, wash it properly
Newstead kept its gasometer frame and its 1846 house when it rebuilt everything around them, and the logic applies underfoot. A good rug is kept going, not replaced, and keeping it going means honest handling: wool takes the full bath, viscose and blends take low-moisture care after testing, and a piece that will not survive its own wash is refused with an explanation rather than risked. That is the old rule the new suburb gets from us.

The oldest house in Brisbane is proof that good things survive when they are maintained on schedule. A quality wool rug works the same way, and a proper wash every year or two is its maintenance schedule.
Built in 1846 as a Georgian cottage and extended into a grand riverside residence, Newstead House was once the most prestigious address in the Moreton Bay colony and the centre of early Brisbane's social life. It stands in parkland where Breakfast Creek meets the river, recently conserved and open to visitors, furnished in the late Victorian style of its heyday.

Newstead kept the best of its past and rebuilt around it. That is our philosophy on rugs: keep the good ones going with a hand wash at Yatala rather than replacing them.
Newstead supplied Brisbane's gas from the 1880s until the works were decommissioned in 1971. When the river flats were redeveloped, the frame of the No. 2 gasholder was kept, and Gasworks Plaza now runs its markets, restaurants and offices around the great steel ring. It is the clearest picture of what modern Newstead is: industry turned into daily life.

A hangar became one of the country's best-sounding rooms because someone saw what the structure could do. Seeing what a tired rug can become after immersion washing is the same skill, and we have practised it for 29 years.
Opened in 2014 by Powderfinger bassist John Collins and partners, The Triffid put an 800-capacity music venue and beer garden inside a WWII hangar, and its curved roof turned out to be a natural acoustic shell. It has since become one of Australia's most respected small venues and a fixture of the Newstead night.

What Newstead asks first
My rug is viscose and other cleaners refuse it. Do you?
No, but we handle it differently. Viscose weakens when wet, so it gets low-moisture cleaning rather than full immersion, and we explain the trade-offs before you commit. If a piece cannot be cleaned safely at all, you hear that first.
What does pickup look like in a Newstead tower?
Roll the rug, note the building and any concierge arrangement on the form, and the driver manages the lobby, the lift and the handover on the weekly run. Return works the same way in reverse.
How is a Newstead rug priced?
Per rug: size, fibre, condition. The driver locks the figure at inspection, collection and redelivery are included, and each additional rug in the booking is $20 less.
Can one booking cover Teneriffe or New Farm addresses too?
Yes. The three suburbs share the peninsula run, so rugs from an office in Teneriffe and a home in Newstead can travel on the same truck.
The rug is new and expensive. What protects it in your care?
Twenty-nine years of process: dye testing, fibre-matched washing, controlled drying and the 48-hour re-wash guarantee after return. If anything concerns you inside that window, the rug goes back on the wash floor free.
Urine on a viscose blend rug in a sealed apartment. What are the options?
Honest ones only. Urine residue sits in the foundation and recirculates through conditioned air, so it must be removed at the source, but viscose cannot take the full immersion that removal normally uses. The answer is testing first: where the blend allows, careful low-moisture source treatment does the work, and where it cannot, we tell you plainly what is achievable and what the rug's limits are before you spend anything.
