Rug washing where Brisbane keeps its forest
Houses spaced through thirty square kilometres
Burbank is Brisbane's deliberate green gap: 30.3 square kilometres of bushland and acreage holding just 1,051 residents at the 2021 census, with council planning that keeps blocks large and density low on purpose. The suburb reads as houses spaced through forest, architect-built and ranch-style homes on hectare-plus blocks, horse properties, pools, sheds and long gravel drives, with Tingalpa Creek drawing the eastern boundary. Interiors run big, open living areas over tile and timber, and the rugs match the architecture: oversized wool pieces, quality hall runners, and good rugs in several rooms at once. Bush blocks add dust, pollen and the occasional uninvited mouse to every one of those rugs' working lives. Wildlife adds its own footnotes, possums on the verandah and the occasional mouse indoors, and the rugs record everything in their base layer.
People choose Burbank to live inside the trees. The trees, in return, live inside every rug.
What forest country feeds a rug
The bush holds its moisture close: still, humid nights under the canopy, heavy dew on the paddocks, and fine dust that drifts through dry spells and settles deep into rug pile. The combination works in a fixed order, dulling colour first and setting smells second, and by the time either is obvious the load has been building for seasons. Vacuuming recovers the surface fraction and nothing more. The immersion bath at Yatala rinses the pile back to its foundation, floating out the dust and dissolving the stored damp in one visit, and the drying room withholds sign-off until no moisture remains anywhere in it, which under this much shade is the part owners come to value most. North-facing rooms fare a little better, while the shaded southern wings of these houses never quite dry out between seasons.
Closer to the wash floor than the postcode suggests
Burbank feels remote and is not: the run south past Mount Cotton to the Beenleigh-Redland Bay Road at Carbrook, across the flats to Stapylton and into Computer Road takes 25 to 30 minutes, the same southern arc our Redlands and Logan acreage runs already travel. Pickup and delivery stay free on that scheduled arc, the driver comes to the door however long the drive, and there is no rug too large for the facility, a claim Burbank's homestead pieces have tested more thoroughly than most suburbs ever will. The trade is run the way this suburb plans its land: carefully, honestly and for the long term, with an assessment before any work and plain speaking whenever a piece would not earn its wash back. The van practically knows the gates by name out here.

From the tree line to the bath
Burbank rides the same southern arc as our Redlands and Logan acreage runs, so the postcode overstates the distance. The scheduled arc carries pickup and delivery free, and the window follows as soon as the route is drawn.
Three facts that explain the green gap
A protected forest, a name from 1976 and a school that keeps deliberately small.
The council reserve network protecting this koala country since 1992.
People choose Burbank to live inside the trees, and the trade-off is bush dust in every rug. Washing it out properly at the base of the pile is exactly what immersion exists for.
Brisbane City Council began buying back undeveloped bushland here after the Bushland Preservation Levy started in 1990, and the Brisbane Koala Bushlands have been established in Burbank since 1992. The reserves protect some of the city's best remaining koala habitat, and the visitor side of the network sits in this suburb, with boardwalks and facilities on Ford Road where the forest does the talking.
Named in 1976 after Alfred Harry Burbank, surveyor and local farmer.
Horses and timber built this district, and acreage families keep its spirit going. Their oversized homestead rugs suit us fine; no rug is too large to hand wash and dry properly at our facility.
The district was long known as Upper Tingalpa, and it took its present name officially on 1 June 1976 in honour of Alfred Harry Burbank, a surveyor and farmer who lived here from 1890 to 1908. His son Frank stayed on for decades more, breeding horses and working timber until his death in the 1950s, which fairly summarises the suburb's whole first century: farms, horses and trees.
The small private primary teaching in Burbank's quiet since 1990.
Small and careful beats big and rushed, in classrooms and on wash floors alike. Every rug is assessed honestly, washed by hand and dried completely before it travels home.
Sinai College opened on 29 January 1990 on Burbank's acreage side, a small private primary school in a suburb that has never had a government school of its own. Its size is the point: small classes in a bushland setting, in keeping with a suburb whose whole design philosophy is low numbers and big blocks.

Burbank questions from behind the trees
Our main rug is enormous and heavy. Is it genuinely washable?
Genuinely, yes. Van, wash floor and drying rooms are all sized for exactly this, and the lifting at the house end belongs to the driver, not to you. Burbank has sent us some of the biggest rugs on the books, and every one has come home washed and dry.
Old dog urine wakes up in the rug every humid night. What ends the cycle?
By treating the stratum it occupies. The residue banks in the foundation, where the bath rinses it loose, enzymes dismantle it in place, and a through-dry removes the trigger. After that, the canopy's humid nights find nothing left to wake.
Do you already come out this way, or is Burbank a special trip?
We already come: the suburb sits on the same southern arc as our Redlands and Logan acreage runs, through Carbrook to the wash floor in under half an hour. Rochedale and Mackenzie share the leg, and sending the houseful at once earns $20 off on every piece past the leader.
How does pickup handle gates, dogs and a kilometre of gravel?
Through the booking form: note the gate code, where the dogs will be, and where the rolled rugs wait. The driver follows the notes to the letter, most collections happen without anyone home, and returns run the same choreography in reverse.
Does living against the bush change how often rugs need washing?
It shortens the honest interval. Fine forest dust loads a rug faster than suburban streets do, and canopy humidity binds it in, so every two years suits most Burbank pieces where three might do elsewhere. The assessment maps a rhythm to your rooms rather than a rule.
Is a rushed turnaround possible for an event at the property?
Yes, the 48-hour express serves those exact dates, at additional cost. The standard cycle is about a week through the trees and back, and either way the rug returns groomed and dried to its core.
