A written verdict before a single figure
On the pieces in these houses the difference between cleaning and replacing is not close, and we would rather show you the assessment than argue the point. The quote follows the written condition report, and it holds from there.

Rug washing for the houses along the ridges
Ridges, big houses and very little else
Kenmore Hills is a quiet pocket 14.6 kilometres west-southwest of the city, 4.7 square kilometres of ridge and gully sitting between Kenmore and Brookfield, with its northern streets climbing into the Mount Coot-tha foothills and Carver Hill at 70 metres its one named summit. The 2021 census counted 2,448 residents. There is no school here and there are no shops to speak of, and we will state that plainly rather than invent a high street: children head to Kenmore, Chapel Hill or Brookfield, and the suburb is homes and trees and nothing much besides. The houses are large and many of them were designed for their block, held by owners who chose the address for space and quiet and have stayed a long time. Formal rooms with proper wool and Persian pieces are ordinary here.
A rug in a quiet room still ages. It just does it with nobody watching.
Shade is the trade
Everything people like about this suburb is also what makes its rugs work harder than they look. Foothill gullies hold damp air long after the rain has stopped, and a house under mature trees dries slowly for days afterwards, so humidity settles into pile through every warm month. The other half of the bargain is the litter: fine dust and leaf material tracked in off driveways and paths year round, working steadily downward until it sits in the part of the pile no vacuum head has ever reached. Immersion washing takes both of those out at the base of the fibre. Every rug then stays in the drying room until it is dry to the foundation, which in a shaded house matters more than anywhere else on our book.
Less traffic, more humidity, and a longer gap between washes
A rug in a formal room is a genuinely different case from one in a family room, and it should not be treated on the same schedule. It takes almost no foot traffic, so the pile stays upright and the piece looks fine for years longer than it actually is. Meanwhile the humidity keeps working, the fines keep settling, and moths get an undisturbed run at wool that nobody moves. The practical answer is that these rugs need washing less often than a hallway runner and more thoroughly when their turn comes, and that the interval is best decided by looking underneath rather than by counting years. Lift a corner and press the base of the pile. If your fingers come back grey, the rug has been ready for a while.

What happens after a Kenmore Hills collection
Kenmore Hills shares its collection day with Kenmore and Brookfield, so both legs are free on that scheduled run and the window is confirmed once the ridge route is set.
A borrowed name, a house that travelled and a suburb of trees
A young name sitting on some genuinely old ground.
Part of Brookfield until 1969, a suburb in its own right from 1975.
A place that changed its label without changing its nature suits this trade. The sign on the van has changed across 29 years. The hand wash behind it has not.
This ground originally formed part of Brookfield. In 1969 the name was changed to Kenmore Hills, taken from the neighbouring suburb, and Kenmore Hills was established as a suburb in its own right in 1975. It is a young name sitting on old country, and the ridges kept their acreage character straight through the change, which is very largely why people move up here in the first place.
A heritage complex whose main house began life in 1890s Toowong.
A house somebody thought worth moving across a city and keeping for a century is the repair-rather-than-replace instinct at full size. The rugs in these houses reward exactly the same thinking.
At the crest of a gentle hill off Brookfield Road stands the Old Friary. Its main house is built around a section of an 1890 to 1891 Toowong residence called Glen Olive, brought out here in 1924 and wrapped in a new verandah and roof to serve as a family home. Part of the property passed to Franciscan communities in 1933, St Clare's Cottage was added in 1936 along with a chapel, and Brisbane City Council recognised the complex on its heritage register in 2017.
Ridge streets on the foothills, with no school of its own.
A suburb of houses and trees is made for a service that arrives at the front door. Nothing to drive to, nothing to carry, and the rug comes home washed properly.
Kenmore Hills runs its streets along ridges climbing toward Mount Coot-tha, with Carver Hill its one named summit at 70 metres. It is a suburb that deliberately contains almost nothing but houses and trees: no school of its own, with children heading out to Kenmore, Chapel Hill or Brookfield, and no shops worth the name. For 2,448 people that is not a shortcoming, it is the entire point of living here.

Kenmore Hills questions about good rugs
How often should a rug in a formal room actually be washed?
Less often than a hallway runner and more thoroughly when it happens, but the interval is better decided by inspection than by the calendar. Lift a corner and press your fingers into the base of the pile. If they come back grey, the rug has been ready for a while. Low traffic keeps the surface looking well long after the foundation has stopped being clean.
Can a hand-knotted Persian rug be washed without risking the dyes?
Yes, once the dyes have been tested rather than assumed. Every rug is checked for colour stability on a hidden section before it goes anywhere near a tub, and the solution and water temperature are set from what that test shows. Where a dye will not hold, we say so and move to a method that does not involve immersion, and you are told before anything starts.
What does rug cleaning in Kenmore Hills cost?
Four variables decide it: dimensions, fibre, construction and condition. On the better pieces construction matters most, because a hand-knotted rug takes far more time on the floor than a machine-made one of the same size. None of that is assessable by phone, so the rug is read here first and the figure follows the reading. Once given, it does not move.
Our old dog urinated on a good wool rug. Is it ruined?
Ruined is very unlikely. Wool is more tolerant than owners expect, and the difficulty is depth rather than damage: urine soaks to the foundation, and anything applied from above never gets there. Immersion reaches it, an enzyme stage takes care of what remains, and the dye check done beforehand means the wash itself cannot cost you the colour.
Do you also collect from Brookfield, Pullenvale and Kenmore?
Yes. Brookfield, Upper Brookfield, Pullenvale, Chapel Hill and Kenmore share this collection day, and the ridge route is built to take them all in one pass. That is why a suburb of 2,448 people gets a regular service rather than an occasional one. Each rug after the first has $20 off.
There is no shop up here. Where would we drop a rug off?
Nowhere, and you should not have to. The driver comes to your door, rolls the rug there and takes it, then brings it back the same way about a week later. Both legs are free on the scheduled western day. That arrangement exists precisely because suburbs like this one have houses and trees and not much else.
