Ormeau Hills covers 8.5 square kilometres that climb west out of Ormeau, and height is the honest way to describe it. The eastern streets sit between ten and thirty metres above sea level, dense with modern family homes on estate blocks. Down on the lower streets the housing stock is barely two decades old, which makes this first-proper-wash territory for thousands of rugs at once. They were bought with the houses, they have been vacuumed faithfully, and none of them has ever been washed. Through the middle band the rugs are larger and often older, because rural-residential rooms take a serious wool piece and because families who move up the hill tend to bring the good rug with them. Both populations reach us the same way. The driver collects rolled at the door, the rug is washed by hand at Yatala, and it comes back dry. Weather here changes street by street. The lower estates share the corridor's stored heat and its constant fine dust, and they sit in the path of the storm cells that follow the motorway through the warm months. The higher blocks catch the hill breeze instead, along with heavier morning damp that lingers on still mornings well after the flats have dried. Both loads finish in the same place. Grit settles at the base of the pile and grinds against the fibre with every step taken across it, and moisture at the same depth is what mould needs to start. One immersion bath handles both problems in a single process, and our floor is about ten to twelve minutes down the hill at Yatala. These hills were part of Ormeau until they were formally named a suburb of their own.

Until 2003 this ground was simply the western rise of Ormeau, the big highway suburb running from the Pimpama River up to Yatala. The residential push began as an estate project in 1994, working up the slope stage by stage, first land and house-and-land packages and later duplexes. By 2003 the hill streets had enough of an identity to be formally named a suburb in their own right. Ormeau Hills is younger as a name than a good many of the rugs inside it, which around here is not a long time at all.

How is a price worked out for an Ormeau Hills rug?

Can you collect from an acreage block with a long driveway?
Yes, and it is routine. The driver comes to the house rather than the front gate, takes the rolled rug and confirms the return. Distance up the hill does not change the arrangement, and pickup and delivery stay part of the run either way.
Our rug came with the house in a new estate. Does it need washing yet?
If it has been down more than about three or four years, probably. Corridor dust is fine and it never stops arriving, so it reaches the base of the pile well ahead of anything showing on the surface. The inspection gives you a straight answer on whether yours is there.
The dog urinated on the wool rug in the family room. Can it be saved?
In most cases it can. The job is identical on an estate street and an acreage block, because urine finishes in the backing either way and nothing applied to the pile reaches it. Bathing the rug takes that layer out, enzymes handle the source, and colour damage is reported at the assessment first.
