An estate that became a suburb

Rug washing Highland Park, one cohort at a time

Whole streets bought their rugs in the same decade

Highland Park sits on the hills immediately south of Nerang, a compact 3.9 square kilometres of residential streets climbing off Alexander Drive, with 6,576 residents recorded at the 2021 census. The estate housing went in from the mid 1980s onward: brick family homes on curving streets, townhouses and duplexes lower down, larger homes on the ridgelines where the views are, and a gated over fifties community of around 300 homes. Because the suburb filled inside roughly two decades, it has an unusual quality for our trade. Whole streets furnished at approximately the same time, which means whole streets bought rugs at approximately the same time, and almost none of those rugs have been washed since. Nobody schedules a first rug wash the way they schedule a service or a gutter clean, so it simply never gets booked.

Nobody schedules a first rug wash the way they schedule a service, so thirty years go by and it never happens.

Wear and loading are not the same thing

Highland Park is hill country a river valley back from the surf, so salt barely reaches this far. What does reach it is everything else. Storms roll down off the ranges in summer, the Nerang valley holds humid air on still days, and the higher streets take wind blown dust off the slopes. All of that settles into the base of the pile where vacuums stop short. The distinction that matters when the rug is finally looked at is between wear and loading. Wear happens at the tips of the pile, shows as thinning, and cannot be reversed by anybody. Loading happens at the foundation, shows as flat grey colour, and comes out in the water. A twenty five year old rug is very often loaded rather than worn, which is why the inspection matters more than the quote, and why we say plainly when a piece has genuinely reached its end.

A short detour off the Nerang interchange

Getting a rug from here to the wash floor is straightforward. It is about 42 kilometres, usually 30 to 40 minutes: down the M1 to the Nerang interchange, then a few minutes up Alexander Drive. The suburb books onto the western side of our central Gold Coast loop alongside Carrara, so a collection here costs the van a short detour rather than a dedicated trip. Both journeys are covered, and any rug after the first on the same visit takes $20 off. That last point matters in a suburb where a household typically owns three or four pieces of the same vintage, all of them equally overdue. Sending them together is simply the sensible way to handle it, and it also means one collection date rather than four.

Rug Cleaning Highland Park

Wool and wool blend pieces from the hill streets, collected rolled at the door and bathed whole at Yatala. Years of settled grit is drawn out of the base before the immersion wash starts.

Almost every rug we collect here is the same age as the house it lives in, which puts most of them somewhere between twenty and forty years old and unwashed. That is not neglect. It is simply that nobody schedules a first rug wash, so it never happens.

  • Rolled and collected at the door
  • One firm figure at inspection
  • Colour back after decades

Rug Washing Highland Park

Immersion washing for the fibres these streets actually own: family wool bought when the estate was new, plus better pieces in the ridge top homes.

A rug that has never been washed is not necessarily worn out, and the difference matters. Wear happens at the tips of the pile and shows as thinning. Loading happens at the foundation and shows as dullness. One is terminal and the other comes out in the water.

  • Loading is not the same as wear
  • Right acidity for each fibre
  • Cleaned from the foundation
Most popular

Stain Removal

Wine on a rug that has been down since the nineties, mud from the linear parks, a mark nobody can now remember making. Each one identified before treatment.

Old marks are the hard ones, because whatever was tried at the time is still in there. We swab, then treat, then say honestly which will lift and which have been set for years. Being told the truth about an old stain is worth more than an optimistic attempt at it.

  • Old marks read honestly
  • Fibre decides the method
  • No optimistic promises

Pet Stain and Odour

Two decades of family dogs on the same rug adds up, and urine has been passing through the pile into the backing for all of it.

Layered accidents are the usual case in a long held rug, not a single event, so surface treatment never had a chance in the first place. The bath clears the accumulated residue from the foundation, enzymes settle what the wool retained, and complete drying stops it returning with the humidity.

  • Years of it, flushed out
  • Enzymes neutralise the source
  • Holds through summer

Odour Removal

The settled note a rug carries after twenty summers in a hill house where the valley air sits humid on still afternoons.

Two decades of seasons leave a genuine deposit in the base of a wool pile, and it is well below anything sprayed into the room. A full bath dissolves that deposit and the rinse carries it away. The change in the room afterwards is usually more noticeable than the change in the rug.

  • Twenty years, dissolved out
  • Rinsed clean at the base
  • The room changes with it

Rug Spot Cleaning

A recent mark on an older rug can often be treated on its own, sparing a piece that has served twenty five years an unnecessary week away.

Restraint matters more on an old rug, not less. Scrubbing spreads a mark and flattens pile that has already had decades of traffic, and that flattening will not lift again. If the spot cannot be treated safely on its own, you get told and the decision stays yours.

  • Small jobs stay small
  • Dye tested before anything
  • Kinder to older pile

Rug Steam Cleaning

Hot water extraction for the machine made pieces doing daily duty: hallway runners, the townhouse living room rug, the mat by the door.

Steam suits synthetic construction and brings a working rug back quickly, and it has no business near an older hand knotted piece. The townhouses lower down own more machine made rugs than the ridge does, so the method is decided rug by rug and the reasoning is explained each time.

  • For machine made rugs
  • Quick on the working pieces
  • Kept off older wool

Rug Dry Cleaning

Low moisture cleaning for pieces that fail the dye swab or carry a foundation that has gone brittle with the years, worked with compounds in sections.

Rugs bought in the eighties sometimes carry dyes that will not hold, and the swab finds that out before any water is involved. Compounds then clean the piece in sections. Only a handful of rugs a year take this route, which is precisely why it is kept.

  • For dye risk and age
  • Careful sectioned control
  • Decided by test result

Water Damage Restoration

Storms roll down off the ranges here. A roof that gave way, a burst hose in an older bathroom, a rug that sat wet under furniture.

Same day call, plain account of what happened to it. A thirty year old foundation will not survive being moved while it is saturated, so stabilising and drying come before anything else at all. Hill houses take the storm runoff first and tend to notice it last.

  • The first days decide
  • Stabilised, dried, then washed
  • Gentle with old foundations

Mould Rug Cleaning

The grey bloom under a rug that has sat in the same spot since the house was built, and the musty band nobody noticed developing.

A rug that has not moved since the house was built has never dried out underneath, and that is where it starts. The treated bath takes out the growth with the material it fed on, and the drying stage removes the damp that will otherwise bring it straight back.

  • Under a rug that never moved
  • Antimicrobial wash and rinse
  • Conditions removed too

Rug Moth Treatment

Moth grubs work the parts of a wool rug that have not been disturbed in years, which in a long settled house is most of it.

Thirty years in one spot is thirty years of opportunity, so the damage found here is usually the accumulated kind. One treated bath ends every stage, the wash carries out years of casings and debris, and the loss is shown to you before the rug goes home.

  • Every stage ended together
  • Years of debris washed out
  • Advice that prevents a repeat

Stain Protection

A clear finish is offered at the end. After a rug has waited twenty five years for its first wash, a little insurance on the next spill seems reasonable.

Look and feel are unchanged and nobody will notice it. On a rug that has already lasted twenty years and has been properly washed for the first time, a treatment that protects the work just done is a reasonable way to keep the next twenty going.

  • Added as the wash ends
  • Look and hand unchanged
  • Protects the work just done

Three Highland Park stories

An estate that outgrew its town, a settler's name, and a plan you can walk

A suburb built in two decades, named later than the school in the middle of it.

The estate that outgrew Nerang

Highland Park began in the mid 1980s as a Nerang housing estate and is recorded as being formally named a suburb in 2003.

A suburb built in two decades means whole streets of rugs bought in the same era and due their first proper wash about now. We collect from Alexander Drive on the western side of the loop.

William Duncan's name on the school

The suburb's school opened on 27 January 1987, named for a pioneer of the district's timber industry.

A school older than its own suburb says something about how fast this place grew. The family homes around it are exactly our rug territory, and the honest assessment comes before any work.

The hub the streets radiate from

School, shops and a string of linear parks meet in the middle of the suburb.

Park side family life is hard on rugs, grass, mud and dogs included. Washing a good rug properly costs a fraction of replacing it, and we will tell you straight which one yours deserves.

Good to know

Highland Park questions, answered straight

Our rug has been down since the house was built. Is it too far gone?

Usually not. The distinction that matters is between wear and loading. Wear thins the tips of the pile and cannot be reversed. Loading sits at the foundation, shows as flat grey colour, and comes out in the water. Most rugs of this vintage are loaded rather than worn, and the inspection tells you which yours is.

What decides the price?

Size, fibre and condition, so the figure follows the inspection rather than a phone estimate. Once given it does not move. Each additional rug on the same collection has $20 off it, which suits a house sending three or four pieces of the same vintage.

Twenty years of dogs have used this rug. Will the urine smell actually go?

Yes, though a long held rug usually carries layers of it rather than one event, which is why surface treatments have never worked on it. Urine passes through the pile into the backing. Submerging the rug clears the accumulated residue from the foundation, enzymes settle the rest, and complete drying stops it returning in summer.

Is it worth washing, or should we just replace it?

Washing wins most of the time and costs a fraction of replacing. Where it does not, you will hear so at the inspection rather than after the invoice. A rug that has already lasted twenty five years usually has a foundation worth another twenty, and that is the part the assessment reads.

Do you collect from Carrara, Gaven and Benowa as well?

Yes. One scheduled day works the western side of the loop, taking in Carrara, Gaven, Benowa, Bundall and Molendinar, so family or neighbours a few streets over can go on the same collection with every extra rug on the one booking.

How long is it away, and does it come back properly dry?

Roughly a week door to door, drying inside that window. A rug that arrives back only nearly dry creates worse problems than the ones it left with, so the foundation is dried out fully before it travels. The 48 hour express is available at additional cost.
