A figure that holds, and a straight answer first
On a newer rug the honest answer is sometimes that it can wait another year. We would rather say that and keep the customer than take the work now. When a wash is worth doing you get one figure, taken from the rug, and it does not change afterwards.

Rug washing Cobaki Lakes, on a border run that already exists
Approved in 2011, still arriving
Cobaki Lakes was approved as a suburb in its own right by the NSW Northern Joint Regional Planning Panel in May 2011, which makes it one of the youngest named localities anywhere in this fleet. The masterplan behind it covers roughly 605 hectares of former pasture and wetland country and is set to reach something like 5,500 homes, with residential, commercial and recreational precincts laid out around wetlands that were kept rather than filled. That is the plan. The census is the present tense, and it records 42 residents across both 2016 and 2021, in eleven private dwellings, at a median age of 48. Both numbers are true at the same time and we see no reason to quote only the flattering one. A masterplan is not the same thing as a filled street, and anybody who tells you otherwise is selling something.
We would rather serve eleven households properly now than wait until there are five thousand and pretend we were always here.
New floors, and what goes on them
The homes going up here are new-build stock on planned streets, which usually means hard floors throughout and rugs doing the work that carpet used to do. That changes the job in two ways. First, the rug is load-bearing: it defines the room, absorbs the traffic and takes every spill, where a rug on carpet was mostly decorative. Second, the households buying them often own two very different things at once, a large machine-made piece bought to fit the new living area and one older hand-knotted rug carried in from wherever they lived before. Those two need entirely different treatment, and sending both through the same process is how good rugs get quietly ruined. We separate them at the inspection and say which is which.
Low ground on the state line
This is a low corner of the border country, sitting west of Tweed Heads with Queensland on three sides of it, and the air here behaves the way it does across the whole caldera catchment. Moisture arrives and then stays put for days, and interiors stay faintly damp for weeks at a time through the wetter half of the year. A new house does not change that. Sealed modern construction can actually hold humidity longer than an old weatherboard with gaps in it, which surprises people. What it means for a rug is that mustiness turns up before any mark does, and that mould behind a lounge is a matter of when rather than whether if a piece is never properly dried out. The drying room at Yatala is the answer to that, and it is under an hour and a quarter away.

Premier Rug Cleaning and Washing - Northern NSW
This is a service area listing rather than a shopfront. It shows the ground we cover, a driver comes to the property, and the wash itself takes place in Queensland.
Over the line and north
The drive belongs to us and never reaches your quote. Cobaki Lakes is collected alongside Cobaki and Tweed Heads West, with the window confirmed once that day's run is set.
A 2011 approval, eleven dwellings and three kinds of ground at once
A locality where raw paddock, an established border suburb and a new estate all meet.
The NSW Northern Joint Regional Planning Panel approved Cobaki Lakes as its own suburb in May 2011, built from the ground up on former pasture and wetland west of Tweed Heads.
We would rather be on a locality's run from its first eleven households than turn up once the streets are finished and claim to have always been there.
The masterplan behind it runs to roughly 5,500 homes across some 605 hectares once complete, with residential, commercial and recreational precincts laid out alongside preserved wetlands rather than over the top of them.
The census recorded 42 residents at both the 2016 and the 2021 count, across eleven private dwellings, at a median age of 48.
Stating the real headcount instead of the brochure figure is the same habit that makes us tell a customer their rug does not need washing yet.
That is an unusually small and unusually stable figure for a locality with thousands of homes still on paper, and it reflects how much of Cobaki Lakes is currently land under development rather than occupied street.
Cobaki Lakes runs up against Cobaki to its south and the established streets of Tweed Heads West to its east, with Queensland localities along its northern and western edges.
Old farmhouse rugs and new estate rugs need opposite handling, and here they turn up in the same street on the same morning.
That leaves a single locality holding raw valley country, an established border suburb and a brand new estate all inside the one boundary, which is a genuinely unusual position on this part of the coast and not one that will last.

New streets at Cobaki Lakes, fair questions
Will you come out here for one rug from one house?
Yes. The border run reaches Cobaki Lakes on its scheduled day whether there is one rug waiting or six, and the drive does not appear anywhere on the quote. A single piece from a new house is an ordinary collection for us, not a favour.
The rug is only two years old. Is it too early to wash it?
Often it is, and we will say so. Soil takes a few years to reach the base of the pile, and a wash before then achieves less than it costs. What we would rather do is look at it, tell you where it actually sits, and give you a rough sense of when it will be worth doing. That answer costs nothing.
What sets the price here?
The rug, and only the rug. Size, construction, fibre and condition are the inputs, and the figure lands once we have the piece open in front of us. Being at the far end of a border run does not change it, and neither does the age of the house it came out of.
The puppy has urinated on the new rug more than once. Can it be saved?
Generally yes, and quickly is much easier than eventually. Urine that goes into the same area repeatedly ends up in the foundation, past anything a supermarket spray can reach. Immersion brings it back out, enzymes deal with the compounds behind the odour, and any damage to the dye below gets pointed out before we go further.
Do you collect from Cobaki, Tweed Heads West and Terranora as well?
All three sit on the same border run, and Bilambil and Carool are on the leg that follows it. If a couple of households in the estate send rugs together it works out better for everybody, and each rug after the first has $20 off applied.
The house is new but a room smells musty. Is that the rug?
It very often is. New construction seals tightly and holds humidity, and a rug is the largest absorbent object in most rooms. The bottom half of a pile stays wet long after the top reads dry, and a smell is the only warning you get at that stage. Washed then, it clears completely.
